The Wraparound Mortgage (often called a "wrap") is a way to stack one mortgage loan on top of another.  They can be used to convince property owners to sell "subject to" an existing loan and retain all the security of a mortgage loan.  

The Wraparound Mortgage is also cleverly used to entice a third party into making a loan.  The wrap can increase the interest yield for both a property seller and a third party lender.  That can really get those folks excited about your purchase offer.

It's a way for either seller or lender to get an interest rate bonus that can make a deal very enticing and yet still be practical for the real estate investor.

The Wrap Out of Favor?

Why haven't you heard more about wraparound financing lately?  It was very common in the 1970's when mortgage loans were freely assumable.  So that's it!  Now that most every mortgage has a due-on-sale trigger investors have have turned away from  the wrap.  

That's a shame!  There's still plenty of juice let in the Wraparound Mortgage.  They are very valuable in any deal where there is private or unconventional financing.   The wrap is used every day in apartment and commercial property deals.  That market might grind to a halt without the wrap.  Plus there is ....

The VA Loan Surprise

Here's the good news!  The wrap is alive and well among investors who buy and sell VA homes.  Yes, The VA will permit you to buy a VA home "subject to", use a Wraparound Mortgage to cover the seller's equity, and it will not trigger "due-on-sale".  That's right... the VA will allow it!

Real estate investors buying homes with VA loans can turn back the financing clock to the good old 1970's.  Low and no-money-down deals are just waiting for the investor who understands the wrap and the VA loan opportunity.
