       Folks, you are about to learn a system for uncovering bargain real estate that can make any dedicated investor very wealthy!

You can dig out names and addresses for many of the above yourself from the Internet, newspapers and Yellow Pages.  Or you can buy some categories from mailing list brokers or an on line property information service like:

 Here's a powerful system we have developed at CFI for working foreclosures, and it also works for the other prospects on the list above. 

STEP #1
Find the names and addresses of property owners who may be motivated to sell at bargain prices.

We are located in Maricopa County, Arizona. The Maricopa County Recorder has digitized most of the documents recorded in the last few years and they are available by computer through the Internet.

We found the Recorder's Web site by using www.Google.com. In the Google search window we entered: 


                           arizona+maricopa+government+recorder

Substitute your state and county and the name of the county department that records documents. You may find you also have access to recorded documents through the Internet.

At our Recorder's site we wanted to search for notices of foreclosure sales. At the Recorder's Web site we located the page seen below. The drop down menu listed the various classifications of recorded documents. In Arizona a foreclosure is begun with a "Notice of Sale", so from the menu we selected N/TR Sale - which stands for notice of trustee's sale.

       

We entered a period for the search - April 1 through April 4, 2004. Then we clicked on "Search". The following page appeared…

 

There were 19 file numbers for Notices of Foreclosure on each Web page. To find the name and address of each distressed property owner we simply click on each file number. We clicked on a file number and were taken to the page seen below….

This page informed us that the document has two pages. We clicked on "View Unofficial Document" and the first page appeared.

We are reproducing here just a portion of the first page. You can see that when the Recorder scans documents into the database it does not always produce a high quality image. It's fine for our purpose. We have reproduced just the portion of the document that has the owner's names and property address. 

Repeating these same actions you can go through the scores of notices that had been filed on the dates selected. This allows you to quickly collect names and addresses of prospects that might be willing to sell their homes for a price below full market value.

The entire process can be done from a home computer in the time you have available. It's quick and efficient. 

STEP #2
Next we enter the names and addresses into Excel and use the marketing system found in The Million Dollar Foreclosure System or Post Card Power.

The best policy is to have a cell phone devoted to your investing business exclusively.  You use that number in all of your marketing and promotion.  That allows you to answer every call... the prospect always contacts you directly exactly when they are the most desperate for help.

     The clock is running on your problem. You have only a very limited amount of time to take care of things. Please don't wait until the last minute…that may be too late to save anything for you.

Just keep your cell phone handy and you are in business.

Notice the number #415 on the postcard. Remember, you can record different messages to appeal to different prospects and that's how you key them to the particular prospect. 

You can record a different message for each group of home sellers. Just have postcards with the number for that message appear after your 800 number.
