Welcome Friends!

My name is Mark Walters and I'm a 3rd generation 
real estate investor, author and all around entrepreneur.

Please allow me to share a little bit about Myself, 
my Business & my Ranch...

I am the President & CEO of CreatingWealthClub.com 
which is a worldwide community of people learning and 
sharing successful investing techniques.

I also manage CashFlowInstitute.com which is a 
family run company located in the growing Metropolis 
of Phoenix, Arizona in the town of Glendale. 

My Grandfather, Dr. Lloyd Walters Senior, invested 
in his first "fixer-upper" property back in 1937 in 
San Jose, California. Since that time, my family has 
never stopped investing in real estate! 

We have been sharing our Eight Decades of investing 
experience with others since 1985.

I have a Ranch in Glendale just 5 miles from the 
exciting new Westgate City Center, which is one
of the most desirable entertainment leisure 
destinations in the country.

Right next to the arena is the new Arizona Cardinals
stadium which is home to the Fiesta Bowl, BCS
Championship Game and 2008 NFL Super Bowl.

The Stanley Cup came to the arena and I got a private showing. 
What an incredible feeling!



       

Speaking of hockey, here's a picture I took with the
Hanson Brothers from Paul Newman's 1970's movie 
"Slap Shot". The picture is a bit blurry, but my hat's
off to these guys for being so cool.

I love photography...

I took this picture using a cheap water proof disposable camera in St. Martin, Virgin Islands with my girlfriend. When I got the pictures back after the trip I couldn't believe this shot. I could barely see through the view finder as I was swimming as hard as I could to try and catch up to this very quick sea turtle.

 

 

I've created several themed websites with tons of
pictures I've taken that have been visited by hundreds 
of thousands of people worldwide...


I also have a passion for cars and visit collector car auctions and museums all over the country. After taking thousands of pictures of cars I've seen, I finally put some on a website I created called CarAuctionPhotos.com

 

 

 


I also like motorcycles and had the priviledge to
attend the TV show "American Chopper", featuring
the guys from Orange County Choppers, tape live
while they were on tour here in Tempe, Arizona. I
created a website featuring pictures I took that you

Not too long ago I was in Las Vegas on the set with Sylvester Stallone while he filmed "Rocky Balboa".

There's nothing more relaxing than Spring Training for Major League Baseball. Here in Phoenix we have a bunch of teams that train. I visited all the training camps and you can see my photos by Clicking Here.

Irrigation time. It's great because the ducks visit and paddle 
around my pet goats...

 



 


Jake...

 

This is my dog Jake. I flew into Las Vegas one weekend to visit friends. 
They knew someone who had just gotten Jake from the pound. Evidently these 
people were abusing him. NOT GOOD! I  liked Jake as soon as I met him and 
finding out about his situation killed the trip for me. He is such a good dog.  

I was really broken up over the treatment Jake was receiving.... So imagine my delight when these losers suggested I take Jake home with me! My smile was back....Then the next day they changed their minds. WHAT?!

That was tough because I had already made the emotional bond with Jake. The following day they offered him to me again and I told them this was it. No going back. 

I called the airline and canceled my flight home. I then called the rental car company and told them I was not leaving my car at the airport in Vegas, but rather driving it home to Phoenix. They charged me an extra $200, which was well worth it!

Jake has been happy ever since. Oh... and that $200 to get him home has been one of my best investments. I've walked Jake just about every day for the last several years and guess what? As I've looked around on our walks I've discovered bargain real estate opportunities.

 I've purchased 5 houses all because Jake got me out of the house and looking around!

In fact, the Ranch we now have is because of Jake. I had lived in a really nice 2
story house. Problem was Jake started getting arthritis and going up the stairs
was becoming a problem. I watched with a heavy heart as he would struggle up
the stairs. 

That was it...the search was on. I knew we needed a one story house and I 
thought some land would be nice too. Never did I dream of getting a Ranch. 

Just goes to show...  you must A-S-K in order to G-E-T!  I found a killer 
deal and jumped on it. The Ranch has gone up hundreds of thousands
of dollars since we bought it. Talk about a Bird-Dog!  Thanks Jake, here's a treat...

We now have 2 goats by the name of Ben & Jerry...





That's them, knocking over the bird feeder to get to the chow. You can see it on 
the ground behind them. My girlfriend saw these 2 being born at a dairy while on
a field trip with the local school district she works for. She phoned me saying she 
had a connection with some goats that were just born and that I should come to 
the dairy and take a look. When I got off the phone I knew I had just inherited 
2 baby goats. 

For the next 2 months we bottle fed them 4 times a day! Now, whenever they see
people, they come running because they just want to be your Pal. 

We have several large trees along with 9 fruit trees. If a branch or fruit ever falls
to the ground, we just throw it over the fence into the pasture where the goats live
and they chow down. That's the lazy man's way to grounds keeping... and that's
just the way I like it!

 

We also have a pot belly pig named Ginger...

Now that you know about my present life, 
please allow me to share my background...

I grew up in the bay area living about 
50 minutes away from San Francisco in a 
town called Pleasanton.

Growing up my family owned houses and apartments. 
We discussed real estate investing regularly and that's the 
environment I grew up in. How fortunate I was...and still am.

We were written up in a national publication in 1985 for 
our revolutionary marketing ideas dealing with discounted
mortgages. 

The demand was so great to learn our techniques that we 
wrote the first book in the country titled..... 
"How To Find All The Discounted Mortgages You Could
Ever Hope To Buy". We still sell it today.

After that books' release we were inundated with  
people asking us what else we were doing.

We then wrote another real estate investing book,
which had people requesting more ideas and the
big snow ball has never stopped rolling. 

That's how CashFlowInstitute.com came to be.

We believe in networking ideas to help people, just like 
people have helped us. Not a bad way to live one's life.

 

By the age of 25 I had my own real estate brokerage. 

Being a broker and being an investor are two completely
different things. I longed for the action one gets investing, 
creating deals and being in the drivers seat.

In 1992 we moved to Phoenix AZ. We had been watching
the area since 1990 as it had gone through a savings and
loan crisis for the prior 4 years and was just coming out of it.

In 1990 real estate foreclosures in Phoenix were everywhere. 

You could drive the streets and see all kinds of 
government for sale signs on houses that had defaulted
loans which were insured by government programs.

There were so many rental houses you couldn't 
give them away!

There were even opportunities in commercial real estate 
investing as there were unfinished and abandoned 
developments all over the area.

Real estate investing financing wasn't the problem, it was 
what to do with the property once you owned it that was 
the challenge considering the vacancy rate was so high. 
It wasn't the perfect time for a beginner in real estate 
investing...

When it appeared Phoenix was beginning to show the
first stages of recovery in 1992, we packed up all our 
California belongings and moved to Arizona. 

We began buying properties with the intention of 
riding the market up.

Guess what? Our crystal ball must have been working
because over the following several years Phoenix has become
one of the top real estate investing areas in the country.

 

Fast forward to current times....

Our company CashFlowInstitute.com is quickly 
becoming one of the most successful places on 
the Internet for people to find nuts and bolts investing 
information at very affordable prices.

We value each and every person who has been a 
part of this wonderful experience.
